If you’re thinking about moving out of Atlanta, one of the first questions you run into is a simple one. What does my housing budget actually buy once I leave the metro and head into Central Georgia? It’s a fair question, and it deserves an honest answer instead of a sales pitch. So here is how I explain it to the buyers I work with every week.
Inside the perimeter, a given budget usually gets you a smaller, older home on a smaller lot. You are close to work, close to the airport, and close to everything the city has to offer. That access is real, and for a lot of people it is worth paying for. But you are paying city prices for it, and your dollar simply does not cover as much square footage or land.
Take that exact same budget and bring it about an hour south, into Henry County, and the picture changes. That money tends to stretch into more square footage, a bigger yard, and sometimes a little land. Recent market data backs this up, with home prices in Henry County generally running below the metro Atlanta median. The overall cost of living tends to be lower too, from property taxes on down. For families who want room to spread out, that difference adds up quickly.
Henry County sits about 28 to 35 miles south of downtown Atlanta along I-75. In normal traffic that is roughly a 40 minute drive, and during rush hour it is closer to an hour door to door. That is close enough to keep ties to the city and far enough to feel like your own place. If you are still commuting north for work, that drive is the real tradeoff to weigh.
Here is the part I want to be straight about. Neither option is the right answer for everyone. City living has genuine upsides in convenience and access. Moving south gives you space, a lower cost of living, and a slower pace, at the cost of a longer commute and fewer big-city amenities nearby. They are just different tradeoffs.
The only way to know is to look at your own numbers, not a general rule. If you want to understand what your specific budget would buy in Henry County and around Central Georgia, reach out. I am always glad to sit down and walk through the numbers with you, no pressure in either direction.
Leaving a city you know is a big decision, and it should be made with clear information, not hype. Whether you decide to stay put or head south, the goal is the same. A home that fits your life and your budget. If you want a real conversation about what that looks like in Central Georgia, I am here whenever you are ready.
